What primary services do you offer?

Whether for post-sale, pre-listing, pre-sale, warranty or still in the design stage, you need an energy audit or a rental license inspection, Inspect Services’ goal for the last 20+ years has been to provide reliable inspection services for owners, landlords, property managers, architects, builders, developers and real estate professionals at all stages of design, building and selling residential and commercial properties. We also provide energy audits with thermal imaging and radon testing.

Are you licensed and insured?

The state of Colorado does not certify or license property inspectors, home inspectors or radon measurement professionals. At Inspect Services all inspectors are Certified Property Inspectors (CPIs) certified by the International Association of Home Inspectors (InterNACHI.  You can see the InterNACHI Standards of Practice here and the InterNACHI Cod of Ethics here. All inspectors carry appropriate insurance coverage.

What are your rates

Our rates will vary according to the services or inspections desired and the size of the structure. Some outlying locations will require a trip charge.

What are your terms and conditions?

Payment is due before or at the time of inspection. Payment can be made via personal or business check or by Venmo. You can pay via Venmo here.

How should I prepare for the inspection?

The inspector will need access to all areas and appliances. This includes the windows, electrical panel, furnace, A/C, major appliances, attics, basements, crawlspaces, etc. The inspector will not move any items in order to access these items and areas and will not connect or power up and devices that have been disconnected. The inspector will also not light any pilot lights.

What is Radon and why should I test for it?

Radon is a naturally-occurring radioactive gas that can cause lung cancer. Radon gas is inert, colorless and odorless. Radon is naturally in the atmosphere in trace amounts. Outdoors, radon disperses rapidly and, generally, is not a health issue. Most radon exposure occurs inside homes, schools and workplaces. Radon gas becomes trapped indoors after it enters buildings through cracks and other holes in the foundation. Indoor radon can be controlled and managed with proven, cost-effective techniques. Radon tests are the best way to determine if your home or office needs to consider a radon mitigation system. You can find out more on the EPA’s website here.

What about smoke and carbon monoxide (CO) detectors?

Have operating smoke and CO detectors is one of the easiest ways to increase the security of a home or business. Colorado law HB 09-1091 requires there be a operating smoke detector within 15′ of any bedroom or sleeping area. Smoke and CO detectors should be checked regularly. We recommend changing the batteries, even in wired-in detectors, at least once a year.

PLEASE NOTE: Smoke and CO detectors are not designed to operate properly more than 10 years. Even if the alarm sounds on an older detector the sensor may not function. We recommend replacing the detectors at around 7-8 years of age as a precaution.
